If you are interested in some ballpark numbers, the following guidelines might help:

1) For boundary surveys, it helps to have your property lines cleared. If not cleared, the survey crew can generally clear about 1,000 lineal feet or more per day. A boundary survey starts at $500 and goes up with the size and complexity of the site. Another fact to consider is any fences or buildings that encroach on your property (or vice versa). The state of Washington requires that a survey finding any encroachments or setting new corners be filed for the public record and this would be additional work.

2) For topographic surveys, the cost is greatly dependent on terrain and tree cover. For heavily brushed, steep or swampy properties, the cost could approach $1,000 per acre, but typical sites are usually about $300 per acre. There is also the economy of scale to consider...smaller sites take just as much time as larger sites to mobilize and find controlling benchmarks. A large open site on flat terrain will have a much lower per acre cost than a small heavily treed site...

3) For construction services, time is generally estimated per the item staked. Look closely at the items that need to be staked, the number of times it will be staked and the number of site visits to complete a project. Anything in addition to this would be billed on a time and expense basis. If the plans are incomplete or fail to specify what survey scope is required, it may be difficult to compare estimates apples to apples. If this is the case, choose a local reputable surveyor you trust. If he is local, his travel time for out of scope items is minimized and that will save you money. If he is reputable, he will work with you to clearly identify missing information in the plans in a timely manner.

4) ALTA/ACSM Surveys are just a special type of boundary survey that banks often require as a part of financing commercial property. If you need an ALTA, make sure to communicate the deadline, the required items from "Table A", and the required certification. Informed will generally not certify an ALTA survey with anything except the standard certification accepted by ALTA/ACSM. For a copy of the ALTA requirements and Table A, visit www.acsm.net and click on the ALTA/ACSM Standards link.
